Many house purchases in Scotland will involve the employment by the purchaser of a chartered surveyor to check the condition of the property and to provide a valuation. When a mortgage is
required, the lender will always require a valuation. For sellers, surveyors can also provide a Home Report.

Depending on the age of the property, there are different levels of survey to consider.
- A Scheme 1 Mortgage Valuation Survey Report is a basic inspection that provides a valuation for the lender.
- A Scheme 2 Homebuyer's Report offers a more detailed inspection. It will disclose a much greater level of detail about the condition of the property and should ensure that the purchaser
does not get any expensive surprises after the purchase is concluded.
A survey may disclose defects in the property that may prompt further investigation, such as a specialist timber report or a report by a structural engineer.
